Top-Seal White TSW

Liquid soil sealant and stabilizer.

Top-Seal White is a water-based polymer supplied as a white liquid that dries to a clear film. It is water soluble and always applied in dilution.

Worked into soil and compacted, it cures as it dries into a binder that holds the soil particles together. It goes on cold, with no heating and no hot plant.

It is the base product across most of this work, and it pairs with Top-Seal Black where a road needs a wearing surface over the stabilized base.

Used for

  • Road base stabilization
  • Dust control on unpaved and haul roads
  • Landfill covers and liners
  • Erosion control on slopes and exposed soil
  • Cold in-place concrete recycling
  • Building pads and heavy equipment areas

Each rate belongs to its own application and is not interchangeable with the others.

Not claimed: Shelf life is not published: the specification sheet and the safety data sheet disagree, and the conflict is unresolved.

Safety

The safety data sheet describes a proprietary water-based polymer for industrial use, not classified as a hazardous substance or mixture under the referenced GHS-US classification. It calls for eye protection as appropriate, and gloves where extended hand exposure is anticipated.

Supply

  • Shipped concentrated in 55 gallon drums and 275 gallon totes.
  • Diluted with clean water before application. Saltwater is not suitable.
  • Manufactured in Central Texas.

Soil Stabilization Dust Control

Top-Seal Black TSB

Wearing surface and cold in-place recycling additive.

Top-Seal Black is a non-petroleum surface coating for paved and unpaved roads, parking lots, and airfields, applied cold and diluted with water.

The product documentation describes its performance as maximized over a base stabilized with Top-Seal White. A wearing surface is only as good as what it sits on.

It is also a cold in-place recycling additive. Worn asphalt is broken up where it lies with a reclaimer, and Top-Seal Black rebinds it as the new layer, so the old road becomes the aggregate for its replacement instead of being hauled away.

Used for

  • Wearing surface over a stabilized base
  • Unpaved roads, driveways, and private roads
  • Parking lots and airfields
  • Cold in-place asphalt recycling

Each rate belongs to its own application and is not interchangeable with the others.

Not claimed: It is not asphalt, and we do not claim asphalt-equivalent performance or a particular finished look, which depends on the soil and aggregate on site.

Safety

The safety data sheet describes proprietary water-based polymers for industrial use, not classified as a hazardous substance or mixture under the referenced GHS-US classification. It calls for eye protection as appropriate, and gloves where extended exposure is anticipated.

Supply

  • Shipped concentrated in 55 gallon drums and 275 gallon totes.
  • Diluted with water in a holding tank and distributed over the area.
  • Manufactured in Central Texas.

Soil Stabilization

Terra Prime TP

Non-petroleum prime coat.

Terra Prime is a polymer emulsion developed as an alternative to asphalt prime coats such as MC-30, a cutback asphalt thinned with kerosene. The product documentation notes that the EPA classifies cutback asphalt as a volatile organic compound and that it is at least partly prohibited in ozone nonattainment areas.

It was invented at the University of Texas at Austin. In trials coordinated by UT Austin and the Texas Department of Transportation, it was evaluated against MC-30 and other alternatives.

It requires no special equipment or handling procedures.

Used for

  • Prime coat on highways
  • Streets
  • Parking lots

Not claimed: Trials coordinated by TxDOT and UT Austin are not approval by TxDOT, endorsement by the university, or a place on any approved product list.

Asphalt Preservation

Terra Fog TF

Non-petroleum asphalt and chip seal preservation.

Terra Fog is a non-petroleum maintenance treatment for aged asphalt and chip seal surfaces. Its low viscosity carries it into the asphalt binder rather than onto the stone, which the documentation gives as the reason it limits the friction loss seen with other fog seals.

It penetrates between the aggregate and seals the surface, slowing the oxidation that makes binder brittle, and reaches into small cracks to protect the base from water.

It contains no solvents and is water soluble. The documentation states that only water evaporates as it cures.

Used for

  • Aged asphalt
  • Chip seal
  • Streets, highways, and parking lots
  • Airfields

Fog seal 1 part product to 3 to 5 parts water Source: Terra Fog product data

Each rate belongs to its own application and is not interchangeable with the others.

Not claimed: We do not claim a set number of years of extra pavement life, and it will not rescue a failed pavement structure.

Safety

No safety data sheet for Terra Fog has been supplied to us yet. Ask for it before any application: we do not substitute another product's sheet.
